Last evening, an official with Empire State Development Corp. in a clarification of the designation of real estate as an essential industry, stated that all showings must be conducted virtually or online in order to prevent the spread of the Novel Coronavirus.
 
Matthew Gordon, executive vice president, public affairs and communications for ESD, stated, “Being an 'essential' industry does not mean business as usual—business can only be conducted if social distancing and other public health protocols are followed and all must be doing everything they can to help stop the spread. For real estate, that means brokers can only transact business in their offices or show properties virtually, and anything else is off limits.”
 
He added that appraisers/inspectors are able to visit properties for inspection. Brokers can oversee transactions/signings at their offices while following social distancing protocols.
 
NY Realtors can show homes virtually or online only... Realtors are now deemed essential to NY State & it's residents...

This designation is a recognition by the state that real estate licensees, real estate home inspectors and real estate appraisers provide a critical service to New York, which is vital to the wellbeing not only of New Yorkers but also for New York’s local and state economy. However, as you prepare to conduct those services for your clients that have been deemed essential, NYSAR reminds all its members that they must fully comply with Governor Andrew Cuomo’s “New York State on PAUSE” directive, which says that “essential businesses must continue to comply with the guidance and directives for maintaining a clean and safe work environment issued by the Department of Health and every business, even if essential, is strongly urged to maintain social distance to the extent possible.”

NY State is considering "Flip Tax"...

New York is considering an Anti-Flipping Bill...

 

Buying a house in a state of disrepair and fixing it up to sell it shortly thereafter for a big profit is a dream that has been fueled by a number of TV shows in recent years. National sales statisics show that over 200,000 U.S. homes were bought and resold within a 12-month period in the year 2017 alone.

 

But, if the State of New York has its way, it might soon be harder to make anything on such an endeavour. There are currently two bills on the table: Assembly Bill A5375A and Senate Bill S3060E. Each of them “Imposes a tax on the transfer of certain real property within two years of the prior transfer of such property." They are actually aimed at preventing real estate speculation and would very much affect flippers. Both bills are currently in their respective State Committees.

 

Their goal is to add a "Flip Tax" on real estate sold within two years of purchase anywhere in the State of New York. Specifically, would-be flippers would be looking at a 20% tax on real estate that’s sold within 12 months of the initial purchase and a 15% tax on those properties that are sold within two years. That would certainly eat heavily into the anticipated profit and reduce or do away with flipping.

 

However, these bills could also severely hamper real property improvements throughout the State with more dilapidated homes rotting slowly into the ground because there is no profit to be made on fixing them.

New York Real Estate Market Update

Hi Everyone,

Hope you are all well and safe.  I just wanted to update my clients and customers on the current situation regarding the real estate market here in New York.
 
New York Real Estate Market Update:
 
As you may have noticed homes are still being listed on the MLS despite the fact that they cannot be shown by any real estate agent... as ordered by the State. Some owners just want them to be out there for people to view them virtually.  And other sellers have their homes removed temporarily from the market.
 
Closings are still happening for home sales that have been pending but almost all of them are done virtually.  It mostly depends on the bank and the support professionals such as title companies, attorneys, and notaries.  I expect things to change along the way as we get updates and policy changes from the State and our associations.
 
I will keep you updated as to such changes.  Hopefully this pandemic will end sooner than predicted.
